What the master policy does not cover is your interior improvements — fitted kitchens, built-in cupboards, flooring upgrades, air conditioning — plus your contents and your excess liability. That is the gap owners should be insuring.

Storm claims that get declined

Western Cape assessors reject a high volume of winter claims on maintenance grounds: blocked gutters, perished waterproofing, unsealed parapets and old flat-roof membranes. Clean gutters before May, keep the waterproofing invoice, and photograph the roof annually. That paperwork converts a disputed claim into a paid one.

Fire cover on the urban edge

If your property borders fynbos or plantation, expect the insurer to ask about vegetation clearance, roof material and access for fire services. Meeting those conditions is usually cheaper than the loading applied when you cannot.
